If only all sales involved one seller and a buyer! With higher value homes it is likely you will be dealing with numerous sellers, purchasers and professionals few of whom talk to each other.
Expect to see: Financiers (Mortgage Arrangers / Lenders); Conveyancers / Solicitors; Surveyors; Estate Agents; Local Government Officials.
The potential for misunderstanding and miscommunication is significant so you need someone experienced at your side helping to navigate this commercial and legal maze.
Communication

Communication and feedback are at the heart of the approach.
During the initial consultation you will be given a clear outline of what you can expect and how you will be kept informed: the best way to communicate and when suits you.
You will be updated by phone, email or WhatsApp whichever you prefer, at a time to suit you.
Your potential buyer’s feedback is extremely important and you will get their thoughts on your home soon after viewing so if there are objections these can be addressed.
Being vigilant in reading and assessing signals from potential buyers is crucial. Trust us to tell you whether an offer can be improved or you should accept it.
Recommendations
If you are too busy or not sure who to appoint trusted partners will be recommended be it a mortgage broker or a solicitor.
Partners do not pay referral fees, so a recommendation is just that. You will know when a great solicitor, a builder, a removal service or a financial broker, is recommended their work should be as professional.
Instead of a referral fee the aim is to have a successful deal delivered on a foundation of professionalism, transparency and decency.
Thinking outside the box
“YOU CAN JUDGE AN AGENT BY HOW THEY RESPOND IN A CRISIS!”
Is what a client wrote when, on the weekend before simultaneous exchange day, a dispute arose over the potential cost of work highlighted in their buyer’s surveyors report. The chain was in danger of collapsing so, drawing on contacts in the trade, Bees Homes arranged for a builder to visit the property at very short notice and provide an estimate. Exchange went ahead as planned on the Monday after the cost of the work was found to be negligible.
It is not unusual for clients and buyers without building expertise, influenced by what they’ve seen in the media and solicitors protecting their client, to be ‘spooked’ by language in survey reports. Often, unless structural, the cost of the remedial work can be negotiated amicably without the sale collapsing.
You should expect your agent to be able to manage this type of challenge to the satisfaction of all parties in the chain.
